Because the owners bought Warrawong Sanctuary in South Australia and are moving there (see Warrawong Wildlife Sanctuary - Warrawong closing). But yes, there could be other reasons.

I don't believe it does, Another article about the owners buying warrawong sanctuary stated the sold their house. I don't believe the sale includes the land the zoo is on as it mentions a long term lease.
